Commercial Roofing — Frequently Asked Questions

General Questions

Are you licensed and insured?

Yes. Costa Roofing is a fully licensed California roofing contractor (CSLB #1061541) and carries general liability and workers’ compensation insurance.

Do you only work on commercial buildings?

We focus on commercial, multifamily, HOA, industrial, and institutional buildings.

Who do you typically work with?

Property managers, REITs, HOAs, facility managers, and commercial and multifamily building owners across greater Los Angeles and Southern California.

What types of roofing systems do you work on?

We service all major commercial and multifamily roofing systems — single-ply membranes (TPO, PVC, EPDM), built-up roofs (BUR), modified bitumen, modified shingle systems, metal roofing, and fluid-applied coatings.

What areas do you serve?

Greater Los Angeles and all of Southern California, including Los Angeles, Orange, Ventura, Riverside, San Bernardino, and San Diego counties.

Are you manufacturer approved?

Yes. Costa Roofing holds approvals with Sarnafil, Duro-Last, Versico, GAF, APOC, Sika, and Western Colloid — giving clients access to manufacturer-backed warranty coverage on installed and restored systems.

Roof Repair & Leak Response

How quickly can you respond to an emergency roof leak?

We offer emergency response for commercial roof leaks across Los Angeles and Southern California. For active leaks, call us directly at (424) 218-6573.

Can you repair a leak without replacing the entire roof?

In most cases yes. Our commercial roof leak repair services focus on identifying the actual source of failure and performing targeted repairs — helping you avoid premature replacement costs.

Can work be done while my building is occupied?

Yes. We perform repairs with minimal disruption, following strict safety protocols for tenants, employees, and visitors. We coordinate with on-site management and can schedule disruptive work during off-hours when requested.

Will repairs void my manufacturer's warranty?

No — as long as repairs are performed by an approved installer following manufacturer guidelines. Costa Roofing documents all repair work for warranty compliance.

How much does commercial roof repair cost?

Pricing depends on roof system, affected area size, and failure type. We provide detailed written proposals after a professional inspection. No work begins without written approval. Learn more on our commercial roof repair page.

Roof Maintenance

Do you offer free commercial roof inspections?

Yes. We provide free no-obligation inspections across Southern California. Every inspection includes a detailed written report with photos, repair recommendations, and cost estimates.

How often should I schedule a commercial roof inspection?

Twice a year at minimum — once before rainy season (fall) and once after (spring). Buildings with heavy rooftop traffic or active warranty coverage may benefit from quarterly visits.

What's included in your ROOF PROTECT™ maintenance program?

ROOF PROTECT™ visits include full membrane inspection, drain and gutter clearing, seam and flashing checks, photo documentation, a written condition report, and minor repairs identified during the visit. Learn more on our commercial roof maintenance page.

Do you offer ongoing maintenance contracts for property portfolios?

Yes. Costa Roofing provides portfolio-level maintenance agreements for property managers and REITs managing multiple buildings — one point of contact, consistent documentation standards, and priority scheduling across your entire portfolio.

Roof Restoration

What's the difference between restoration and replacement?

Restoration applies a fluid-applied coating system over an existing structurally sound roof, extending its life by 15–20 years at roughly 40–60% of replacement cost. Replacement involves tearing off the existing system and installing new. Restoration is only viable if the deck and insulation beneath the membrane are sound — we assess this honestly before making a recommendation.

Do you install acrylic and silicone coating systems?

Yes. We install both acrylic and silicone restoration systems as approved installers for Western Colloid, APOC, and Sika. All systems are Energy Star rated and California Title-24 compliant. Learn more on our commercial roof restoration page.

Can a restored roof be restored again later?

Yes. Most restored roofs in good condition at the end of their warranty period can be re-coated for another full warranty cycle — effectively eliminating the need for replacement on a well-maintained building.

PVC Membrane Roofing

What makes PVC roofing different from TPO?

PVC offers superior chemical and grease resistance and performs better under ponding water than TPO. It typically carries a longer lifespan at a higher upfront cost. For restaurants, industrial buildings, or roofs with persistent ponding issues, PVC is usually the technically correct choice. Learn more on our PVC membrane roofing page.

Can PVC be installed over an existing roof?

In many cases yes — PVC can be mechanically fastened over existing built-up roofing systems, eliminating tear-off cost and disruption. Eligibility depends on existing conditions and local building code. We assess this before recommending any approach.

Multifamily & HOA

Do you work with HOA boards directly?

Yes. We work with HOA boards, property management companies, and REITs. We prepare documentation suitable for board presentations, competitive bid requirements, and reserve study updates.

Can you provide documentation for reserve studies?

Yes. Our inspection reports include condition assessments with photos and estimated remaining useful life — information that feeds directly into reserve study planning.

Do you handle both shingle and flat roof sections on multifamily properties?

Yes — one contractor, one relationship, one point of contact for both systems. Learn more on our multifamily roofing page.
