ROOF INSPECT

Commercial Roof Inspection Program — Southern California

Costa Roofing’s ROOF INSPECT Annual Commercial Roof Inspection Program is a structured, recurring inspection service — delivered by experienced commercial roofing technicians, documented with photos and a written condition report, and designed for commercial property owners and managers who need ongoing roof condition oversight as part of a proactive asset management program.

If your roof has an active problem, we can help with that too. ROOF INSPECT is for the buildings that don’t have a crisis today — and the property managers who want to keep it that way.

What Is ROOF INSPECT?

ROOF INSPECT is Costa Roofing’s annual commercial roof inspection program, designed for commercial property owners, property managers, asset managers, and facility directors who need documented, ongoing roof condition oversight — not a one-time assessment tied to an emergency repair.

Every ROOF INSPECT visit includes:

  • Photo documentation of overall roof condition — membrane surface, flashings, penetrations, drains, and rooftop equipment
  • Documentation of visible changes from previous inspections, when prior inspection records are available
  • Written assessment outlining current roof condition, visible damage, and pressing maintenance concerns
  • Professional condition report formatted for budgeting, capital planning, asset management review, and ownership reporting

The result is a clear, documented record of your roof’s condition over time — the foundation of proactive roof asset management.

ROOF INSPECT Program Pricing

Why a Structured Inspection Program Matters

A one-time roof maintenance assessment — whether it happens because of an active leak, a repair proposal, or a free evaluation — tells you what’s happening on your roof today. That’s useful. But it doesn’t tell you whether conditions have changed since the last visit, whether a concern identified six months ago has progressed, or what the documented history of your roof looks like when ownership asks for a capital planning update.

ROOF INSPECT provides the ongoing documented record that a single assessment can’t. Recurring visits, photo documentation at each inspection, and written reports formatted for ownership review — that’s a roof asset management tool, not just an inspection.

Who Is ROOF INSPECT For?

Commercial property owners

When you want documented condition records for your buildings without committing to a repair contractor relationship.

Property management companies

When overseeing portfolios of commercial, industrial, multifamily, or retail buildings who need standardized annual inspection reporting across multiple assets.

Asset managers and institutional investors

When ownership or lender relationships require documented evidence of ongoing building maintenance and roof condition monitoring.

Industrial facility managers

For those responsible for large-footprint warehouse, manufacturing, or distribution buildings where roof failures carry significant operational consequences.

Retail portfolio managers

When you oversee strip retail centers, lifestyle centers, or power center buildings where proactive condition monitoring prevents the disruption of reactive emergency repairs.

Building owners approaching refinancing or sale

When you need a current, documented roof condition report as part of due diligence or lender requirements.

The Case for Bi-Annual Inspections

The single annual inspection is the minimum appropriate baseline for most Southern California commercial buildings. For buildings in high-exposure environments, bi-annual inspections are the more appropriate standard.

Bi-annual inspections are recommended for:

  • Coastal buildings within the South Bay, Westside LA, Santa Monica, Marina del Rey, and beach city corridors — where salt air accelerates flashing corrosion and sealant degradation year-round
  • Buildings with documented leak histories or aging membrane systems
  • Industrial buildings with heavy rooftop equipment loads and dense penetration patterns
  • Medical, healthcare, or food service facilities where roof failures carry operational consequences beyond the cost of the repair itself
  • Buildings where the previous inspection identified conditions requiring monitoring between annual cycles

The bi-annual program — two inspections per year at $375 each — is the most cost-effective way to maintain documented condition records on buildings where the inspection interval matters.

How ROOF INSPECT Works

Step 1 — Schedule

Contact Costa Roofing to schedule your first ROOF INSPECT visit. We coordinate timing with your facility manager or property management team to minimize disruption to building operations.

Step 2 — On-site inspection

An experienced Costa Roofing commercial technician walks the full roof surface, documenting membrane condition, flashing integrity, drain condition, penetration sealant status, and rooftop equipment condition with photos.

Step 3 — Written report delivery

You receive a written condition report with photo documentation formatted for property owner, asset manager, or facility management review. The report covers current condition, any areas of concern, and recommended attention — not a repair estimate with a close-by date.

Step 4 — Ongoing program

Annual or bi-annual visits build a documented condition record over time — the most valuable asset in proactive roof management for any commercial building.

The Costa Roofing Difference

Costa Roofing is a commercial-only roofing specialist based in Lawndale, serving commercial property owners and managers across greater Southern California. We hold manufacturer approvals with Sarnafil, Duro-Last, GAF, APOC, SIKA, and Western Colloid — the full range of commercial roofing systems in the SoCal market. Our institutional clients include Cushman & Wakefield, Colliers International, and Aimco.

ROOF INSPECT is not a lead generation tool. We offer it because documented roof condition oversight is genuinely valuable — to building owners, to asset managers, and to the long-term performance of the buildings we care about. If a ROOF INSPECT visit reveals conditions that warrant repair or restoration, we can provide a separate scope and proposal. If it doesn’t, your report reflects that. Either way, you have the documentation you need to manage your roof as an asset.

Frequently Asked Questions — ROOF INSPECT Program

Is the ROOF INSPECT report independent from any repair recommendation?

Yes. The ROOF INSPECT written report documents what our technician observes on your roof — membrane condition, flashing integrity, drain performance, penetration sealant condition, and any areas of visible concern — without attaching a repair estimate or sales proposal. If the inspection reveals conditions that warrant repair or restoration work, we can provide a separate proposal on request. The inspection report and any subsequent repair scope are completely separate deliverables. You are never obligated to use Costa Roofing for repairs based on a ROOF INSPECT finding.

How does ROOF INSPECT differ from the free commercial roof inspections other contractors offer?

Free commercial roof inspections are offered by contractors as a business development activity — the inspection is the entry point to a repair or restoration sale. ROOF INSPECT is a paid service that produces a written condition report regardless of what’s found. If your roof is in excellent condition, you have documentation proving it. If there are concerns, you have a clear, photo-documented record you can take to any contractor you choose. The independence of a paid inspection report is the point — and it’s why institutional property managers and asset managers with reporting obligations find it more useful than a free inspection tied to a contractor’s repair sales process.

Can ROOF INSPECT reports be used for capital planning or ownership reporting?

Yes. ROOF INSPECT reports are formatted to be usable for budgeting, capital planning, asset management review, and ownership or lender reporting. Property management companies and asset managers who receive ROOF INSPECT reports on a recurring basis have a documented roof condition record that tracks changes over time — the most useful tool available for long-term capital planning and for satisfying the reporting requirements of institutional ownership and lender relationships.

Is ROOF INSPECT available for multi-building portfolios?

Yes. Property management companies and asset managers overseeing multiple commercial buildings can enroll their entire portfolio in the ROOF INSPECT program. We provide portfolio pricing for multi-building engagements and can coordinate inspection scheduling across multiple properties and locations within our Southern California service territory. Contact us to discuss portfolio program structure and pricing.

What types of commercial buildings does ROOF INSPECT cover?

ROOF INSPECT is available for any flat or low-slope commercial roofing system — the building type common across industrial, warehouse, office, retail, multifamily, and healthcare commercial properties throughout Southern California. We inspect all major commercial membrane types including TPO, PVC, EPDM, modified bitumen, built-up roofing, acrylic and silicone coating systems, and Sarnafil and Duro-Last single-ply systems. The program is not designed for steep-slope residential roofing systems.
